Garage Conversions

Many integrated garages are too small for today’s cars. Because of this they are under utilised and used for storage.

With careful planning, the garage can be converted into a useful living space, ranging from utility room or new kitchen, home cinema or playroom to a home office, extra bathroom or bedroom.

Converting Your Garage

Although garage conversions should be relatively straightforward and not require planning permission, all conversions need to meet current building regulations. Mar2Build full design and build service ensures all their work is of the highest standard.

Foundations

When replacing a garage door, foundations are required to support the new cavity wall. Mar2Build are experienced at supplying all types of foundations.

Floor

Garage floors are normally lower than the rest of the house and raising the floor level will integrate the new living space with the rest of the home.

There are two options, one is a suspended timber floor and the second is a solid screeded floor. In both cases, they should be installed onto a damp-proof course or membrane.

Garage Walls

Most external garage walls are only a single course of bricks thick.

In order to meet building regulations, a second block work wall or stud wall is required and the cavity filled with thermal insulation for energy efficiency.

Garage Roofs

Unless the garage is fully integrated, the garage roof will need upgrading.

Both flat and pitched roofs will normally need extra thermal insulation and ventilation to meet building regulations.

Heating and Ventilation

The type of ventilation required is dependent on the use of the converted garage. A bathroom, for example, will require more ventilation than a bedroom.

The heating option chosen for the garage conversion should be able to be independently controlled. When connecting extra radiators to an existing heating system, it is also important to ensure the boiler has enough capacity.
